1. Be sure that you back yard, is summertime ready. Make your outside patio, back yard, garden look like another living space to your home. This will add dollars to your selling price of your home.

2. Have your patio in top shape with power washed deck, well groomed yard and plantings.

3. If you have outside deck or patio furniture make sure all tables are cleaned, cushions are beautifully displayed.

4. Less is more so no outside distractions to your prospective buyers. no toys around the yard, no sporting equipment laying around, it is fine to have containers displayed nicely with sporting equipment or outside sporting games. But if you do have a space in a shed or garage we recommend there first.

5. If you have a pool deck and pool you need to pay special attention to this area. If your buyer wants to walk around pool deck be sure there is no water or water toys in view and also in their path to walk around deck. Make sure pool is clean, and the chlorine color is right. Not a pool filled with toys or floating bugs and leaves. A float raft in the middle of the pool is a nice touch.

6. Pay care to your outside lighting, all bulbs are in place, if you have candles make sure they are safe in containers.

7. Be sure all patio pillows look fresh and clean along with any lounge or chaise chairs that you may have.

8. One thing most people forget is that not everyone is going to love your pets so do be sure they are not present when showing your home, if you have to send them to a retreat for the day or someone can sit with them for you. Your prospective buyer will want to see every room in your home so don't keep pets in a room barking or scratching at a door to get out. It will be distracting to your guests.

9. clean then clean then clean again, organize everything from top to bottom. And if you think you have completed this task ask someone else to take a look for fresh eyes to see what you may not see or missed.

10. Summertime is a great time to show a show, everyone is happy if it is a lovely day. Let the sun shine into your home, bright sunny rooms sell houses.
